Preparing the Property

Before marketing, the property should be cleaned, repaired, and compliant with safety regulations (EPC, Gas Safety, EICR). Furnishings and décor should meet target tenant expectations. Well-presented properties attract more interest and can command higher rent.

The property is listed online via portals like Rightmove, On the market, Zoopla and Charlescentury.co.uk and promoted through agent networks. Professional photography, floorplans, and clear descriptions help generate enquiries. A good agent markets effectively to reach quality tenants quickly. We also promote your property through targeted social media advertisements and video tours.

Conducting Viewings

Viewings are arranged with prospective tenants and accompanied by the agent. This stage allows tenants to assess suitability and landlords to gauge interest. Feedback from viewers can guide minor improvements or rent adjustments if demand is slow.

Tenant Applications and Referencing

Comprehensive referencing includes credit checks, employment verification, previous landlord references, and right-to-rent checks. This process confirms the tenant’s ability to pay rent and reliability. A guarantor may be required if applicants don’t meet criteria.
